{"id":71306,"date":"2023-01-17T16:36:31","date_gmt":"2023-01-17T16:36:31","guid":{"rendered":"https:\/\/cardiffjournalism.co.uk\/thecardiffian\/?p=71306"},"modified":"2023-01-17T16:36:33","modified_gmt":"2023-01-17T16:36:33","slug":"the-proposed-new-ely-and-caerau-health-hub-that-is-worrying-local-residents","status":"publish","type":"post","link":"https:\/\/cardiffjournalism.co.uk\/thecardiffian\/2023\/01\/17\/the-proposed-new-ely-and-caerau-health-hub-that-is-worrying-local-residents\/","title":{"rendered":"The proposed new Ely and Caerau health hub that is worrying local residents"},"content":{"rendered":"\n<h4 class=\"wp-block-heading\"><strong>People living nearby do not want the building to &#8216;overshadow&#8217; residential properties<\/strong><\/h4>\n\n\n\n<p>Residents in Caerau are concerned about losing green space due to a potential new health hub proposed by Cardiff and Vale University Health Board.<\/p>\n\n\n\n<p>The proposed site for the new health and wellbeing hub is next to the existing Ely and Caerau Community Hub, and Ely Fire Station.<\/p>\n\n\n\n<p>The site has several residential properties near to it, including those on Treseder Way.<\/p>\n\n\n\n<p>However, Liam Hopkins, a planning consultant on behalf of the applicant, said \u201cthe proposed development is central to an integrated health service delivery model that the health board has prepared and adopted\u201d.<\/p>\n\n\n\n<p>The report was heard before the council\u2019s planning committee on January 12, where committee members voted for a site visit.<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>What are the plans for the new health hub?<\/strong><\/h4>\n\n\n\n<p>The new hub is part of an outline planning application which means it is only a proposal for the principle of development and its parameters, council officer Justin Jones has said. The initial plans also include parking and drainage.<\/p>\n\n\n\n<p>The proposed health hub has both two-storey and three-storey parts, with the three-storey part facing the residential area. Credit: IPI Group<\/figcaption><\/figure>\n\n\n\n<p>However, Mr Hopkins spoke about some key parts of the report to reassure residents that the development would not be overbearing.<\/p>\n\n\n\n<p>He said: &#8220;The orientation and height of the development, plus the distance between it and residential properties, would ensure that the development wouldn&#8217;t appear to be overbearing and would not harm the amenities of residential properties.\u201d<\/p>\n\n\n\n<h4 class=\"wp-block-heading\"><strong>Ward councillors raise issues with outline planning application<\/strong><\/h4>\n\n\n\n<p>Ward councillors also have issues with the outline plans but understand the importance of the principle of the health hub.<\/p>\n\n\n\n<p>Peter Bradbury, councillor for Caerau, raised concerns about the three-storey element facing the residential area.<\/p>\n\n\n\n<p>\u201cThis, as it\u2019s being proposed even in outline permission, is looking directly over residents\u2019 houses,\u201d he said at the planning committee meeting.<\/p>\n\n\n\n<p>&#8220;No one&#8217;s doubting that there needs to be a three-storey element to this proposal, but it should be placed further away from residential houses.\u201d<\/p>\n\n\n\n<p>However, Coun Bradbury also said that he wants the application to go through, but not as it currently stands.<\/p>\n\n\n\n<p>He said: &#8220;I am not objecting to this application. I want this application to go through.
